Our properties provide a space for mature students and young professionals with large work loads to focus in a calm and quiet space. Therefore we only accept tenants in 3rd year or above and young professionals up to 34 years old.
We will arrange a physical or virtual viewing with you after you have completed the application form. You can view our property videos on Youtube here.
Yes, all our rooms are single occupancy.
Yes. A once-off, non-refundable Administration Fee of R500 is payable when you sign your lease agreement. This fee covers the administrative work for processing your application, conducting background checks, and preparing your room for your arrival.
The security deposit for tenants without bursaries is equivalent to two months' rent and is required before moving in. Bursary tenants pay the equivalent to 1 month's rent. It is held in a separate, interest-bearing savings account and will be refunded within 7-14 business days after your lease ends, subject to a final inspection for any damages.
Your monthly rental fee covers your room, water, uncapped Wi-Fi and a housekeeping service for all communal areas. Tenants supply the cleaning materials.

Electricity is not included in the monthly rental. Each unit has a separate meter and the total cost is divided among the tenants. You and your housemates manage the joint payment for the usage. Please insure you budget sufficiently for electricity as prices have increased significantly and Cape winters can be very cold.
Yes, we have a minimum lease period of 11 months unless we advertise differently.
Our properties are equipped with high-level security features including electric fencing, panic buttons, controlled access gates, and burglar bars on all ground-floor windows. Additionally, we have a contract with a reputable armed response service 24/7.
Our Wi-Fi routers are connected to a backup inverter system, ensuring you have internet access during load shedding.
Yes, occasional visitors are permitted. However, out of consideration for your housemates and security, overnight guests are limited (e.g. to four nights per month) and must be agreed in advance with your property manager and fellow tenants. Continuous or long-term guests are not allowed.
Mowbray is around the corner from UCT and the properties are on a regular Jammie Shuttle bus route, making it an easy to commute to
campus.
Only 5 minutes down Main Road from Mowbray, Observatory is also an easy commute to the UCT campus via Jammie buses. The charming Victorian houses attract a mixture of students, young professionals and families, creating a unique village atmosphere.
Jammie Shuttle stops are conveniently located close to our properties. For extra safety in Observatory, we encourage you to use the fantastic, free OBSID Shadowing Service. Their security officers respond via WhatsApp and will shadow you by car or on foot anywhere within Obs.
Limited off-street parking is available at Queen Street and Astley properties and must be applied for separately. We primarily rely on safe on-street parking. Both Observatory and Mowbray are excellent for public transport, being very close to the Jammie Shuttle route and local train stations/bus routes.
